Mikimoto Xmas

Passersby gather in front of the Mikimoto building in Ginza to observe the 10-meter-tall Christmas tree which has been a fixture at the store every year since 1976. However, from next year, the store will be refurbished and the tree will not appear again until 2017.

If there's room for Christmas in the title, why use Xmas?
