I make my living investing in real estate and renting apartments..

People, do yourself a favor, if you have apartments, never rent with Airbnb, always do it with a real estate office and minimum contracts of 6 months..

Airbnb is not a problem in Japan, all locals share the same 'culture' hence no worries regarding what kind of people you're renting to.

...and protect yourself. I've had the unfortunate experience of having to rely on AirBnB whilst in Europe. It was the worst experience in my life, so much so by the time we got to London, we ditched our ABnB booking for the rest of the trip. Will never use ABnB again, it's the quintessential opposite of delight.

For Europe, the reviews were not trustworthy, the photos were not trustworthy, the service is almost non-existent, and often the neighbours are so peaved you'd think your rental cars is going to be vandalised. ABnB Europe is NOT ABnB USA.

We own a number of properties here in Japan which we rent on Airbnb. This is a great initiative from the company, although we haven't encountered such problems here.

we use it for family trips here in Japan as to travel abroad is very limited and risky as situation may be changed from day to day...so far so good experience never had any single serious issue.we were happy with accomodation offered left good comments-owner of property was happy with our visit as well as we did not damaged anything and left properties clean-so we get good comments too.win-win.

I created a furniture design collection for short term rentals houses that is vandalism resistent, all steel structure and solid boards but owner still prefer to buy second hand or ikea, anyway it is a cash cow business, not much regulation, but some party can be finished with bullets, as it did.

Rest of the world here. We've gone back to normal tourism. Check out those crowds at sports events around the world. Step into 2022 and join us. We're not banning you, even though you are banning us.

AirBnB is great - much better than a hotel. They should have banned parties from the start to reduce the negative feedback, but corporates are lousy at decision making. If the local police are reliable, a neighbour should be able to get fast response to a noise issue whether AirBnB or not. Unfortunately, police are generally understaffed, underfunded and slow to react to anti-social behaviour.
