Contacted Suruga, despite speaking Japanese they found every excuse to make it impossible to do anything. Oh you're a freelancer? Muzukashii. Oh you only earn 9 million yen a year? Muzukashii. Oh you want to buy in Tokyo? Muzukashii. Oh your Nihongo isn't quite jouzu enough to read all the small print in Japanese? Muzukashii. Better off with SMBC.

Hotels are fully booked, tourism is at an all time high. The Olympics is coming as is the Rugby World Cup: the demand is there but also the quality and number of Air BnB properties here is steadily growing. I have stayed in dozens, some have been amazing and some have been a bit rubbish. I recently bought my own place, put it on Air BnB through a management company ( MyTokyoHome ) and has been booked solidly since February. IMHO there is still a lot of money to be made in this market if you do everything right. Dan Lewis (comment at the top) is 100% right, a house works far better for Air BnB as you can pretty much do what you want.
